South African’s are moving to the coast. There is a boom in the small coastal town property market. If you look at the statistics of where property is being sold in South Africa, you will find that there is a considerable increase of sales in coastal towns. Jeffreys Bay has seen a significant spike in properties sold over the past months and many are bought by South Africans looking for a better lifestyle.
If you are looking to move to a smaller town or to the coast, ponder these logical reasons why Jeffreys Bay should be on your list.
In 2018 the DA won the local election which brought a positive shift in the management of services and infrastructure in the Kouga region. A competent group of council members are eagerly working toward making Kouga one of the best municipalities to in South Africa. They are tenaciously working at upgrading previously neglected infrastructure like roads, sewage lines and more.
They have a whole list of initiatives that they're pursuing to upgrade Jeffreys Bay and surrounds which includes: "Keep Kouga Safe", "Keep Kouga Serviced", "Keep Kouga Clean", "Keep Kouga Green", and "Keep Kouga Growing"; each with a network of people making it happen. The work they have done in the first four years of governance to turn the funds around from a corrupt to a thriving and well-functioning municipality is astonishing. They are truly a local government that brings hope.
Another endeavour for our coastal region that was mentioned by Mayor Horatio Hendricks during the first Business Forum meeting of 2022 is that they are working tirelessly to be one of the first municipalities in the country to generate the region's own independent electricity. With the current climate we are in as a load shedding country this is a major reason to live in Jeffreys Bay.

The Western Cape seems to be the Mecca where most South Africans are semigrating to, but this trend unfortunately also influences the affordability of the property in the area. If you look at the DA governed Jeffreys Bay region (Kouga) you can buy a much bigger property for the same price than in the Western Cape.
According to Property 24’s trends and statistics the house prices are significantly more affordable in Jeffreys Bay than the following coastal towns; on average, 3 bedroom properties go for R2.6 million in Langebaan, R2.85 million in Hermanus, R 3.75 million in Plettenberg, and only R2.2 million Jeffreys Bay; 4 bedroom properties, on average, go for R3.75 million in Langebaan, R4.35 million in Hermanus, R5.5 million in Plettenberg Bay, and only R2.98 million in Jeffreys Bay.
With Jeffreys Bay’s local government upgrading the area as they are currently doing, property prices are sure to rise over the next decade. Thus, the time to invest in property in Jeffreys Bay is sooner rather than later!
Every time someone from Johannesburg or Cape Town comes to visit, we always hear, “food is so much cheaper here”. That is because it's true. The cost of living is a lot less in the coastal town of Jeffreys Bay than in the big cities, and the financial strain is a whole lot less when it comes to freedom to spend. The best is that everything in Jeffreys is only 10 minutes away, so fuel won’t cost you a fortune either.

After a year (covid lockdown) of working remotely, many South Africans realized that they do not need to live in a specific city to earn a higher income. People realized that they had the opportunity to move to smaller towns where their quality of life could improve significantly in terms of safety, stress, health, their children's well-being, and their ability to partake in outdoor activities; all this while earning the same salary. And people took the opportunity. As estate agents we can see how property has and is still being sold to people moving to the Jeffreys Bay region for this exact reason. Quality of life has become a big priority for many people.
The main natural attraction is, of course, the waves. The World Surf League has one of its World Cup stops in Jeffreys Bay each year, changing Jeffreys Bay into an international hotspot in the winter month of July. The coastal city of Gqeberha, previously known as Port Elizabeth, is 70km to the east of Jeffreys Bay. The city provides access to an airport, malls and specialized industry, and the drive is quite pleasant too.
There is also Addo Elephant park, a variety of nature reserves, pristine beaches, beautiful sunrises and sunsets to see, clean ocean air to breathe, numerous world-class fishing spots and much more the region has to offer.
As estate agents we can see how the properties available for sale significantly reduced over the past 2 years, and a shortage of stands and houses are on the horizon. Jeffreys Bay needs more complexes and developments for people projected to move here.
With around 13,000 properties in the Jeffrey's Bay area alone, only 1,000 stands (of which most are in the beautiful Paradise Beach) are still open to be developed. And they are being swooped up as people are buying stands and constructing all over Jeffreys Bay, Aston Bay and Paradise Beach. This calls for expansion.
After a conversation with Deputy Mayor Hattingh Bornman earlier this year, we were pleasantly surprised at how enthusiastic our municipality is to help developers to grow and expand Jeffreys Bay and the Kouga region. This falls under their initiative “Keep Kouga Growing”. They are willing to take developers by the hand and guide them through the right processes for development to take place in the Kouga region.
According to Kouga’s Spatial Development Plan for the next few years, a big portion of properties around Jeffrey's Bay, Aston Bay and Paradise Beach are allocated for approval for development. A timely process needs competent assistance and that is what our municipality has to offer. The opportunity is there; all we need now is more developers.

It is a safe area to live in, where you can raise your kids well, and sleep peacefully at night.
Soon we will have our own independent supply of electricity in the Kouga region.
Jeffreys Bay has a competent municipality that is turning Kouga into one of South Africa’s best regions to live and thrive in; and they are willing to guide investors to help them expand this lovely coastal town into something even more attractive.
