At Salt Properties, we believe understanding local development is key to understanding property value and long-term growth. Jeffreys Bay continues to evolve, and several major projects are shaping the town’s future in exciting ways.
Jeffreys Bay has a fascinating history, and its economic existence is somewhat surprising. The town was built in part on surfanomics, the economy generated by surf culture. It later became a popular retirement and holiday destination, but over the last ten years, it has grown into a commercially successful town.
Strategically positioned along the Garden Route, Jeffreys Bay is perhaps the last town before the Western Cape with significant development opportunities.
Hospital
Jeffreys Bay has always been without a hospital, and this has negatively impacted the local economy. Plans for a hospital have been discussed since 2008, but they have never materialised. Over the years, there have been various setbacks, and locals have understandably become sceptical about any news concerning its development.
However, the Kouga Municipality and the Kouga Business Forum released an update in July 2025 with real progress:
Once the Department of Health gives final sign-off, a contract between the developers Intarox and Menlo Construction will be signed, and construction will begin.
Industrial Park
Jeffreys Bay’s economy needs more local work opportunities to support the town’s growing commercial base. There is a simple three-part formula for sustainable development:
Residential need drives commercial need, which drives industrial need — though not always in that order.
Jeffreys Bay has long met its residential demand, with many housing developments already established and more on the way. Commercially, the town also meets residents’ needs with two shopping malls, shared workspaces, offices, sports clubs, restaurants, nightlife, and retail options.
The missing piece is industry. Many residents no longer have sufficient local opportunities to generate income to sustain their lifestyles.
The development of the Fountains Industrial Park aims to address this. Fountains Estate has partnered with Growthpoint Properties to bring this much-needed project to life. Phase 1 consists of 37 zoned stands with an average size of 4,000m². The park will be located behind Fountains Mall, with easy access into Jeffreys Bay, the R102, and the N2.
This project represents an important step in balancing Jeffreys Bay’s economic structure and providing long-term sustainability for the town and its residents.
At Salt Properties, we’re encouraged by these developments and what they mean for the future of our community. Growth like this supports local property values, attracts new residents, and strengthens Jeffreys Bay’s position as one of the most promising towns along the Garden Route.
